PROJECT DESCRIPTION
380 Latrobe Street is a new multi storey office building of 22 levels, approximately 1100m2 per level.
The new building fronts Latrobe Street and accommodates two separate entry lobbies and some carparking at Ground level, 4 levels of mixed carparking, plant and amenities, 17 full office levels, one level of executive office space and one level of plant.
An existing carpark building was retained and integrated into the new building.
Levels 13 to 21 were built as an integrated fitout.

SERVICES DESCRIPTION
The Mechanical Services included all new installations throughout and included:

  • Two chilled water systems each incorporating air cooled chillers serving separate areas of the building including supplementary (tenant) cooling.
  • Heating water system incorporating gas fired boilers.
  • Central air handling systems, with units serving perimeter and internal areas.
    VAV units to both internal and perimeter areas.
  • Minor air handling systems serving ground floor lobbies and associated areas, including supplementary tenancy areas.
  • Precision type air conditioning units in several areas to maintain conditions in critical areas.
  • Ventilation systems including central toilet exhaust, carpark ventilation, stair pressurization and smoke spill systems.
  • Natural gas system.
  • DDC system incorporating interfaces with other services to form complete building automation.
